Setback Requirements Guide
Step 1: Determine the Zone
- Visit Tucson Zoning Website.
- Enter the property address into the search bar.
- Look for the Zone in the "Parcel Attributes" section.
Step 2: Review Side Yard Setback Requirements
- Download the Dimensional Standards Summary.
- Match the zone from Step 1 with the side yard setback requirements listed in the document.
Step 3: Understand Front and Back Yard Setbacks
- These requirements are case-by-case and depend on the property’s zone and surrounding area.

Plot Plan Requirements
To submit a compliant Residential Plot Plan, ensure the following are included:
- Zoning Information: Include the zoning of adjacent parcels.
- Utility Lines: Show all utility lines on the plot plan.
- Property Lines: Clearly mark all property line distances.
- Setbacks: Indicate the setback distances for the proposed structure.
- Lot Coverage Calculation: Calculate lot coverage per UDC Article 6.4.3 and the example in the Residential Plot Plan Requirements. Include vehicular use area (improved or unimproved).
- Structure Information: Provide footage of the main dwelling and the proposed structure. Draw, dimension, and label the height of the new structure, measured from the midpoint of its design.
- Easements: Show easements using the Plat Map Tool.
- Restriction: Ground-mounted solar structures are not allowed between the front street and the main house unless they meet specific exceptions. If this placement is necessary, apply for a Board of Adjustment variance.
- Restriction: Accessory structures cannot exceed 50% of the main house’s gross floor area (GFA) unless under 200 sq. ft. If exceeded, apply for a variance.
